Have you been conditioned to believe that a rigid, expensive commission percentage is just the madatory cost of doing business when selling your home?
1. Commissions are 100% negotiable. By law in Canada there is no such thing as fixed or standard or "office policy' when it comes to commission rates selling your home. You have the lawful right to negotiate those commissions.
2. Equity isn't free money: On an average selling home in central Vancouver Island, a traditional commission can strip $30,000-$40,000 out of your pocket. That isn't just a fee, that is your hard earned equity. Out with the old, in with the new!
3. With my Flat Fee model, I charge my flat fee to list and sell your home and then YOU after we discuss it will decide what is fair to offer the buyer's agent, not just what is handed to you in a listing contract to split it down the middle for no rhyme or reason.
4. My marketing? It is top notch with drones, videos, photos, floor plans and I also invest money into highly sophisticated google campaigns that follow people's search terms looking for a home just like yours, listing videos across youtube and you get an update of the progress. So far as of 2026 I have not had a listing that sat for more than 3 days without a good offer, one blew up above list price $25,000 above list price, my sellers say, well that took care of even your flat fee and the buyer's agent!"
Do you just sign what is handed to you?
Do you actively participate in drafting up a listiing agreement that suit your needs?
What about an exit clause if you wanted to terminate for no reason at all?
Do you ask your agent to put that commission percentage into dollars? And ask how it all goes towards marketing and selling your home? You have the right to ask. Do you ask when the last time they negotiated their commision?
You decide what to pay your listing agent.
And you decide in the fine print how much to pay the buyer's agent.
